BECOMING A STEINER TENANT: THE BASICS OF APPLYING

Rental Application Requirements
One part of a good tenant match is making sure you qualify. Here are the basic application requirements for almost every Steiner property:
- $50 non-refundable application fee
- Credit score of 650 or above for each applicant living in the unit
- Readable photo of government-issued, valid (ie: not expired) identification
** Please note that we use the Experian VantageScore for every application. This is important to be aware of, as the number produced by this credit check may differ from others you have access to.
Income requirements:
INDIVIDUAL: verifiable gross (before taxes) monthly income that is 3 times the monthly rent. So, if the monthly rent is $1000/month, your income before taxes should be $3000 a month.
2 ROOMMATE APPLICANTS: combined gross (before taxes) monthly income is 4 times the monthly rent. So, if the monthly rent is $1000/month, your combined income before taxes should be $4000 a month
3+ ROOMMATE APPLICANTS: combined gross (before taxes) monthly income is 5 times the monthly rent. So, if the monthly rent is $1000/month, your combined income before taxes should be $5000 a month
CO-SIGNER: combined gross (before taxes) monthly income is 5 times the monthly rent. So, if the monthly rent is $1000/month, your combined income before taxes should be $5000 a month
Acceptable Proof of Income: This may include pay stubs for at least 2 months, a signed, dated offer of employment with compensation and contact information, W-2’s, tax returns, bank statements, profit and loss statements for a business you own, statements of benefits for social security, disability or other regular income, or documentation of court-ordered alimony or child support.
Co-signer Eligibility: Your lease may be eligible for a co-signer if you do not independently financially qualify.
A co-signer must have established residency in the United States, and will also be subject to a credit check, with a higher minimum credit score of 700.
A co-signer will remain on the lease for its duration, and upon renewal unless all tenants residing in a unit re-apply and qualify as an independent applicant.
Security Deposit: Some units may be eligible for a lower security deposit if applicants (not co-signers) have a credit score above 700. In limited cases, applicants with acceptable credit but insufficient income history (ie: starting a new job) may be eligible for a double security deposit.
Please note that our application requirements are uniformly applied at the building level to promote and ensure fair housing.
