This Privacy Policy describes Steiner Realty, Inc.’s (SR) practices for information collected by SR from users who access the SR website at: www.steiner-realty.com (“Site”), or otherwise share personal information with SR (collectively referred to as “Users.”) 

Bases for Collecting Personal Information

Personal Information means any information that, using reasonable methods, may potentially be used to identify you. SR needs to obtain and process some of your Personal Information to comply with various laws, regulations and to maintain sound business practices. For example, SR is obligated to comply with the Fair Housing Act and screen tenant prospects for creditworthiness and other background characteristics. 

When you use the SR website, you are consenting to the collection, storage, use and disclosure of your Personal Information as described in this Privacy Policy.

What type of information does SR collect?

SR collects two types of information from Users:

1.          Non-identifiable information about a User. This may be gathered when you use the SR website and is referred to as: “Non-personal Information.” This may include your aggregated usage information and technical information transmitted by your device. For example, certain software and hardware information may be gathered, such as the type of browser and operating system used by your device, language preferences, access times, etc.). SR may collect information on your activity on the SR website (e.g., pages viewed, online browsing, clicks, actions, etc.)

 This information is used to enhance the functionality of the SR website. The SR website is built and maintained by a third party called: AppFolio.  SR is not aware of the identity of User whose Non-personal information is collected. 

2.          Personal information that is individually identifiable. This second category of Personal Information is the type that, with reasonable methods, may be used to identify an individual. Examples include:

a.          Device information collected from your device(s), e.g., geolocation data, IP address, unique identifiers; including Medium Access Control (MAC) address, and Universally Unique Identifier (UUID).

b.          Registration information, e.g., when you register on the SR site you are asked to provide details including, full name, e-mail or physical address, and other information.

How does SR receive information about you?

SR receives your personal information from various sources, including:

a.          When you voluntarily provide personal details to register on the SR website

b.          When you use or access the SR website in connection with your use of SR services

c.           From 3^rd parties that provide services and from public registers (e.g. analytics vendors)

SR does not use, rent, sell, or share Users’ Personal Information with 3d parties, except as described in this Privacy Policy.

SR may use your information for the following purposes:

1.          Communicating with you, e.g., sending notices about our services, responding to customer service issues, providing technical information

2.          Keeping you informed of our latest services and various updates

3.          Send you advertisements when you visit the SR site (see more below under “Advertisements”)

4.          Conduct statistical analyses to improve the SR website

SR may share your Personal Information with third parties

SR may disclose your Personal Information to affiliated companies and subcontractors (e.g. AppFolio).

In general, AppFolio requires access to your Personal Information for various purposes, including:

a.          Providing you with SR services, such as a personalized display of the SR website

b.          Storing and processing your Personal Information on behalf of SR

c.           Sending advertisements to you and assessing the success of advertising campaigns

d.          Sending you marketing offers and promotional material related to SR services and website

e.          Performing research, technical diagnostics or analytics

SR may disclose Personal Information if there is a good faith belief or is reasonably necessary to:

a.          Comply with laws, regulations, legal process or government agency request

b.          Enforce SR policies and your Lease Agreement, including investigations of potential violations of your Lease Agreement

c.           Investigate, detect, prevent, or take action regarding illegal activities or other wrongdoing

d.          Prevent harm to the rights, property or safety of SR employees, SR Tenants, or third parties

e.          Collaborate with law enforcement, as necessary.

User Rights

You may request confirmation as to whether your personal information is processed by or through SR. To request a confirmation, please send an e-mail request to: inquiry@steiner-realty.com with “Privacy Policy” in the subject line.

 You may access your stored, personal information that you consented to share with SR when you applied for a rental unit, signed or renewed a lease, or otherwise engaged in business matters with SR that relate to your tenancy. 

You may request correction and/or amendments to your personal information that is kept or used by SR.

These User Rights are not absolute, guaranteed rights and are subject to the legitimate business interests of SR as well as applicable laws and regulations. 

Retention of Personal Information 

SR retains personal information of our tenants for as long as necessary to:

*provide services to our tenants

* comply with SR’s legal obligations

* resolve disputes; and

* enforce our policies

Retention periods for your personal information are determined based on:

* type of information collected

* purposes for collecting and storing the information, and

* reasonable SR business needs to destroy and/or delete outdated, unused information. 

SR retains tenants’ personal information, account opening documents, and communications with tenants as required by applicable laws and regulations. 

SR may correct or remove incomplete or inaccurate personal information at our discretion. 

Cookies

SR and its trusted business partners (e.g. AppFolio) use ‘cookies’ and other technologies to provide services. Cookies may be used when you visit the SR website or access our services. 

A ‘cookie’ is a piece of information that a website assigns to your device while you view a website. Cookies may be used for various purposes, including:

·            Allowing a user to efficiently navigate between pages

·            Enabling automatic activation of certain features

·            Remembering your preferences

·            Making interaction between you and SR services faster and easier.

 Cookies also are used to help ensure that advertisements you see are relevant to you and your interests and to compile data on your use of SR services.  (Cathy—is this the case?) 

The SR website uses these types of cookies:

a.          “Session cookies” that are temporarily stored during a browsing session to allow normal use of the system. Session cookies are deleted from your device when the browser is closed.

b.          “Persistent cookies” that are read only by the Website, saved on your computer for a fixed period and are not deleted when the browser is closed. Persistent cookies are used when SR or our trusted business partners need to know who you are for repeat visits. For example, allowing SR to store your preferences for the next sign-in.

c.           “Third party cookies” that are set by other online services that run content on the pages you visit. For example, third party analytics companies that monitor and analyze SR website access.

Cookies do not contain any information that personally identifies you. However, personal information that we store about you may be linked by SR and our trusted business partners (e.g., AppFolio) to the information stored in and obtained from cookies. 

You may remove cookies by following the instructions for your device preferences. However, if you choose to disable cookies, some features of the SR website may not properly operate and your online experience may be limited.
